  • Roomakoo specialises in the financing of freehold and leasehold land or villas in Bali.

    You don’t have to find the property or land on roomakoo.com; we’re more than happy to finance your own property or land.

    Developer financing is assessed on a case by case basis.

  • For now, we’re focusing on the Bali market. This is primarily due to our deep knowledge of this area and the steady influx of demand from both expatriates and tourists.

  • You’ll have a better understanding after your initial consultation, but in essence, a new PT PMA is formed to hold the property. Roomakoo conducts due diligence on the property, as well as an appraisal and oversees the legal process.

  • From the the time the target property is identified to deal closing is generally about 2 - 3 months, assuming the due diligence and legal process runs smoothly.

  • As a buyer, Roomakoo requires you to put down a minimum of 20% of the appraised property value.

  • Interest rates vary on the tenure of the loan, the type of loan (i.e.interest only vs fixed vs variable) and the location of the property. Rates are linked to the 30-day SOFR (Secured Overnight Financing Rate) and might vary during the loan term. Our goal is to keep rates as low as possible for our customers.

  • Currently, you can get a loan in USD/EUR/GBP/SGD. The actual purchase price of the property must be made in IDR and Roomakoo can hedge FX risk as part of the package.

  • Currently, Roomakoo financing is available only to foreigners, and not Indonesian citizens. All buyers much pass a KYC/AML (Know your client, anti-money laundering) check.

  • The zoning of the property must align with its legal usage.

  • Roomakoo is currently finalising it’s license application with OJK and is expected to launch its lending service beginning of Q3 2025.
